Is the hype justified? Let’s find out!

1. Large Land Plot. Multitude of Facilities, Efficient Unit Design

Belgravia Ace sits on one of the largest cluster landed plots in Singapore and comes with many facilities such as a 50m lap pool, gym, BBQ pavilions and more. Units also come with huge and functional layouts, with a private lift and parking lot that can fit 2 cars.

2. Pricing Analysis

Most of the Semi-Detached houses at Belgravia Ace were sold at prices ranging from S$4.3million to S$4.6million. Comparatively, as of Q1 2022, pure freehold landed houses in the same District 28 are selling at an average price of S$4.4million.

Our Take

Belgravia Ace might be worth looking at if you’re looking for a hybrid between private condominium and landed living. But this price range of S$4million+ could also get you a freehold pure landed house! Supply of freehold landed homes are unlikely to increase significantly due to land scarcity, providing strong potential for value retention.

On prices and volume trends, there’s always been a strong demand for landed homes with no signs of slowing down. Even with the recent cooling measures, we can expect their prices to remain well-supported and increase in time to come, as buyers are mainly Singaporeans who will not be impacted by the ABSD if they’re buying their first and only residential property.
